Hamilton West Condominiums is a friendly, active community for all ages - privately gated and conveniently located at 1521 Rice Road in Tyler, Texas, near shopping, restaurants, entertainment, health care, etc.
 
The purpose of this webpage is to provide more detailed information for the public and real estate agents - in addition to prospective buyers of a home in the Hamilton West community. A Hamilton West prospective buyers guide can be reviewed by clicking HERE
 
Hamilton West consists of 25 two-bedroom units, 77 three-bedroom units and 11 three-bedroom with dining room units - and a lovely clubhouse with a full kitchen, a large meeting room with television, library and an exercise room. All homeowner units have 2 full baths.
 
Because of the shared ownership arrangement of our common areas, we are governed by the Texas Uniform Condominium Act, our Declaration of Conditions, Covenants and Restrictions (DCC&R), and our Bylaws and Policy Resolutions. Our Association is incorporated under Texas state law and is classified as a nonprofit, non-tax exempt corporation under Internal Revenue Code 501(c)(4)
 
For a resale of a home within Hamilton West, it is the seller's responsibility to provide the prospective purchaser with Association governing documents and resale certification. Article 5.1 of the Hamilton West DCC&R states that "Before any Unit in the Condominium is resold, the Owner (i) must furnish the Association with the name of the prospective purchaser and (ii) must furnish the prospective purchaser a current copy of the Declaration, Bylaws, Association rules, and a resale certificate issued by the Association."
 
The Hamilton West Condominium Owners Association, Inc is comprised of homeowners with compulsory membership. The purpose of our Association is to maintain the administration and enforcement of covenants for preserving the architecture and appearance of our community - and the ownership and maintenance of common areas such as our clubhouse, grounds and structures, streets, driveways and other common areas. Our Association is supported by fees and assessments from member homeowners.
 
In addition to an annual insurance payment, our monthly fees (for the year 2023) are $254 for the two-bedroom units, $286 for the three-bedroom units and $297 for the three-bedroom with dining room units. The amount of each homeowner's annual insurance payment share is usually known in March of each year. For example, the annual amount for the Association's April 2023 - April 2024 shared master policy insurance was (a) two-bedroom units - $617 (b) three-bedroom units - $766 and (c) three-bedroom with dining room units - $815.
 
 
Although partial insurance coverage is provided by the Association's master insurance for homeowner units, it is recommended that all homeowners carry coverage for upgrades and betterments which were not a part of original construction, contents and belongings, condominium loss assessment and other coverage desired by each homeowner. Each homeowner is encouraged to check with their own insurance carrier for complete comprehensive coverage.
 
Hamilton West monthly fees cover water and sewer expenses, trash pick-up, outside pest control, repairs and maintenance of streets and structures, yards and landscape maintenance, alarm monitoring, clubhouse expenses and other association administrative expenses. 
 
Hamilton West also contributes monthly into a reserve account (monitored under recommendations of a 2021 Reserve Study) which has been established for capital asset replacements and restoration.

Homeowners elect a five-member Board of Directors which make decisions in the best interest of the Hamilton West community. In addition to monthly meetings of the Board of Directors, an annual membership meeting is held on the second Saturday in April of each year. All homeowner members are encouraged to attend Board meetings and all other called meetings to keep informed about Association matters.
